Energy upgrade of buildings

The energy efficiency of construction is now a priority, since the operating cost of the property, residential or professional, is the main driver for the acquisition or maintenance of a property. Energy upgrading is becoming increasingly crucial due to its economic impact on the end user. The main characteristic of the lease and purchase of property is its energy efficiency, minimizing the operating costs. The company fully undertakes:

  • The study of existing consumption, highlighting the factors of energy waste
  • The issuance of an energy certificate, where the property is classified in an energy class
  • The proposal of interventions, on a variable scale, depending on the financial capabilities and requirements of the customer
  • The implementation of interventions either at the level of supervision or full undertaking of the project

Undertaking procedures for inclusion in the "Exoikonomo" program and consulting services for the implementation of interventions

The “Exoikonomo” program, with its various versions, has been, for a number of years, the main national tool for the energy upgrading of residential properties and is expected to extend soon to professional real estate. The program aims at the energy upgrade of the main residence, the prerequisite being the legality of the construction. Indicatively, the interventions included in the program are the following:

  • Replacement of frames
  • Insulation installation/ upgrade
  • Heating/ cooling system upgrade
  • Hot Water System using Renewable Energy Sources (RES)
  • Other Savings – Autonomy Interventions (photovoltaic, smart home, elevator upgrade, etc.)

The company fully undertakes the application process, the role of the project consultant, the issuance of the property Electronic ID, the issuance of the required small-scale works permit, the assistance in the selection of crews or the full undertaking of the implementation of the interventions. The long-lasting experience and involvement with the “Exoikonomo” program since 2012 in combination with the inclusion of about 50 residences, guarantees the strict adherence to the procedure, the legal processes and the smooth implementation of the program.

Issuing of energy certificates

According to the Buildings Energy Performance Regulation (K.EN.A.K.), the Energy Performance Certificate for buildings (EPC), depicts the energy class of the building, ranking it in one of the 9 energy classes, depending on its energy efficiency.

The Energy Performance Certificate shall mention, inter alia, the general building data, the estimated annual total primary energy consumption of the reference building versus the building concerned, the annual energy consumption per energy source and end-use, the actual annual final energy consumption, the calculated and actual annual carbon dioxide emissions, as well as recommendations for improving the energy performance of the building. Proposals for the energy upgrade of the property are also recorded.

When preparing a real estate sale agreement, a Notary Public is obliged to mention in the contract the registration number of the Energy Performance Certificate and to attach an official copy thereto.

In addition, in each lease of property, the registration number of the Energy Performance Certificate needs to be recorded in the relevant fields of the electronic leasing agreements declarations

The Energy Performance Certificate is valid for ten years, except in the case of in-depth renovation of the building before the expiration of the decade, in which case its validity expires at the end of the renovation works and a new one must be issued.
